Honest complexity screening

When an automated SEE
isn’t the right answer.

The strongest trust signal is knowing when to stop. These indicators commonly justify planner-led or specialist review.

01

Significant non-compliance

Height, FSR, setbacks or other controls involve a substantial departure or formal variation.

02

Heritage impact

The site is a heritage item, within a conservation area or close to a heritage item.

03

Natural hazards

Flood, bushfire, landslip or coastal constraints materially affect the design or access.

04

Environmental sensitivity

Native vegetation, biodiversity, contamination, waterways or acid-sulfate soils may be affected.

05

Complex land use

Commercial, industrial, mixed-use, subdivision or integrated-development matters are involved.

06

Council has raised concerns

Pre-lodgement advice or an information request identifies matters needing professional justification.
